It’s a Sellers’ Market!

In a recent real estate report, it’s been found out that the gap between the asking price and the actual sales price has been becoming narrower. As a matter of fact, a house would usually be sold for 98.3 percent of the asking price, a significant increase compared to the 97.1 percent in January 2011.

With this good news about the housing market, homes tend to be sold faster. In some markets, one in five homes sell within seven days of being listed and it’s starting to become increasingly common for one seller to receive multiple offers almost right away.

But it’s not just the sellers who should delight in this news. Buyers can also delight in the fact that if homes are selling faster, then buyers would face lesser risk of losing money on a home purchase thanks to the steady home prices.

ZipRealty, an online brokerage and housing data firm, credits this positive news to the “limited inventory of homes on the market and low mortgage rates”. This makes it easier for buyers to borrow from lenders and pay close to the seller’s asking price.

However, despite this trend, both sellers and buyers should be wise not to misuse this data. For example, it doesn’t make sense for a seller to stubbornly hold on to an asking price if it’s unreasonable. Nor should buyers think that they should pay close to the asking price without negotiation as well. Instead, it’s in the best interest of both parties to review the recent sales of comparable homes in the past few months in the area and have an accurate assessment of the property’s current value.

Both buyers and sellers should also put their trust in a competent and experienced real estate agent who knows the market both inside and out.

If yes, then you might be hearing from the City/County Building Department of the Building Safety Inspection Program. Broward County created this program in 2005 following the lead of Miami-Dade County which adopted the program back in 1970s.

This program mandates building owners or managers to have an engineer or architect professionally evaluate the structure and electrical systems. These inspections aim to identify any structural or electrical deficiencies that would threaten life safety or where failure of a critical component is imminent.

The architect or engineer hired to perform the inspection is obligated to look for any cracks, rebar corrosion in masonry walls or balconies. The windows, floors, exterior finishes and roofs are also checked for any deficiencies or damages which could put the building’s residents at risk for injury. They will also be required to check on the condition of the electrical panels, meter rooms, lighting, emergency exit signs, fire alarm systems and smoke detectors.

The Florida Building Code requires all buildings and structures to be maintained in a safe condition, regardless of the age of the building. Building Officials may choose when to notify building owners and managers of the inspection. To be fair, if repairs are required, building owners are given 180 days to complete the repairs unless the Building Official grants an extension upon receipt of a plan for corrective action approved by the architect or engineer working with the property owner.

Celebrate Fourth of July at Mullins Park
Join the City’s annual Fourth of July celebration at 6 p.m. on Thursday, July 4 at Mullins Park. Families are encouraged to celebrate the holiday safely by enjoying a grand fireworks display set to begin promptly at 9 p.m. Food, refreshments and activities will be available for purchase prior to the fireworks display. The event is free, but there is a $3 parking fee at the Coral Springs Gymnasium, Mullins Park and the Center for the Arts. Personal fireworks, alcoholic beverages and pets are not allowed in the park.

Please remember that any fireworks that explode or fly in the air are illegal. Airborne fireworks run the risk of damaging property or causing serious injury to users. The personal use of fireworks in our neighborhoods has prompted the Coral Springs Police Department to take a firmer stance in addressing illegal fireworks. Setting off illegal fireworks could result in the fireworks being confiscated and perhaps criminal sanctions. Mullins Park is located at 10150 Ben Geiger Drive (N.W. 29th Street).
