Truth for Sellers

Many properties that are encumbered with a mortgage are still underwater. Whether you are one of these sellers or if you have the good fortune to not be under water, here is a short list of advice for sellers to suceed in selling their properties:
• Prepare your home for an inspection. Make it as presentable as possible. Put yourself in a buyer’s shoes? Do you honestly think they’d put out money for a property that looks uncared for? So scrub, paint, plant flowers, and pressure wash your driveway. A little elbow grease won’t put a huge dent in your wallet and in the end it can result into a home that begs to be bought.
• Be flexible. Be prepared to negotiate and discuss putting in extras like paid property taxes, closing costs, etc. Listen to your agent and pay attention to the things that might give a prospective buyer uncertainty.
• Be alert. Don’t fall victim to fraudulent people who offer home sellers deals that might seem sincere at first. Some agencies offer fraudulent loans, fee-based services in navigating housing assistance programs and many more. If you are unsure, it’s best to have an attorney or an advisor take a look at these documents.
• Sellers tend to wait for a better offer because Buyer activity is so much stronger now. The truth is sellers who keep their arms crossed in rejection, often will sell the property months later causing them to end up having to settle for 90 percent of their asking price. So, right from the get-go price the property properly to get your best offer. Ask your real estate agent for a list of sales prices versus original listing prices to have a better pricing idea.

In single family across both counties listings are down. This is reflected by people still trying to build equity from the downturn of 2006-2010.  Closed sales for single family were down over last month  in Broward but up slightly in Palm Beach county.  Both counties show a decline in listings for multi-family listings, and closed sales for mutli-familywere both up slightly over February.

This continued trend of less supply, will drive prices up, however there is still the appraisal issue to contend with and appraisals are largely based on previous sales. Cash sales can override this issue.  With the lack of inventory, you have to expect multiple bids on available listings that are in good condition to sell.

I’m never surprised to find a forgotten Christmas tree in the attic, but was very surprised to find a workout bench in the attic! WHEN MOVING DAY ARRIVES, there’s nothing quite like the nagging feeling that you’re forgetting something. But, don’t let the moving blues get you down because there are a few tricks that you can use to make sure that you don’t leave anything behind.

A good rule of thumb is that the last things that you use are likely to be those that are forgotten, so make sure to do a final check through the house before leaving. As you are packing in the days leading up to the move, make a checklist of the items you need to remember to pack. If all else fails, use the following checklist to help you retrieve ten of the most forgotten items during a move.

Lawn Mower. Although this is not a small item that’s easy to miss, it is easy to forget your lawn mower because it’s likely to be stored in an outbuilding or other location outside of the home.

Medicine. When travelers go on vacation, their medicine is one of the most commonly forgotten items. Therefore, it just stands to reason that it may also be easily overlooked during a move. Because most medications are kept in a medicine cabinet, they are unobvious at a glance.

Tools. We use tools for everyday fix-it projects, but we rarely think to pack them. Tools are important but, because they are not something that’s used on a daily basis, they are easy to miss when packing for a move.

Flashlight. When the electricity is out or you find yourself out after dark, these handy gadgets are a necessity. Moving day, however, often finds families in the dark when it comes to realizing they have forgotten their trusty flashlight.

Bathroom Plunger. It’s not a glamorous essential, but it is a necessary one nonetheless. Because a plunger is intentionally made to be unobvious when stored in a bathroom, it’s easy to overlook on moving day.

Coffee Maker. If you or someone in your family is a lover of caffeine, your coffee maker is a kitchen essential. Because it’s likely to be one of the last things that you will use before leaving the home, it’s also likely to be forgotten.

Toilet Paper. Speaking of one of the last things that you will use before you leave the home, toilet paper is it. Pack it or buy it when you get there but, either way, this is one kind of paper that you can’t afford to forget.

Car Keys. If you are using a U-Haul to take your belongings to your new home, it’s extremely easy to forget your primary or secondary set of car keys. Do yourself a favor and make a note to take them along.

Fire-Resistant Security Box. Most families have these, but many forget them during a move. Although most fireproof boxes are purchased to house important papers, such as deeds, titles and other essentials, they can be overlooked if they are stored in an inconspicuous place.

Most people think about the obvious items that they can see, but it’s too easy to accidentally shuffle in some new bills with the old ones and simply discard them. If this should happen, simply call the lender and ask for another statement or make a payment arrangement online or over the phone.
