Waterway Clean Up

Last year, more than 1,100 volunteers of all ages by land and 300 boats/personal watercraft volunteered throughout 35 sites across Broward County to remove 25 tons of trash and debris from our inland waterways. Participate this year and help clean our waterways.

Join in on the fun and celebrate Parkland Day with us on March 8th.

Parade starts at 10 a.m. All other activities will start as early as 4 p.m.

We will have games, rides, a food court, live music, and more.

Road Closures begin:

  • 8:00am-12:00pm  – Nob Hill road closures from Parkland Reserve to Pine Island.
  • 9:30am- 12:00pm – Nob Hill road closure will extend to Old Club Road
  • 9:45am- 12:00pm – Parkland Reserve exit to Pine Island will be closed
  • 9:45am – 12:00pm – Pine Island from Nob Hill to Trails End will be closed 9:45am-12:00pm.

Market Update

Real estate markets are always shifting up and down with mitigating factors creating constant change. On the upside, appreciation for properties on average ranges from 3-6% annually.

2025 predictions are close to this at 2.9%.

I think where the confusion comes in is buyers and sellers feeling that the up and down is in a straight line. Instead the up and down is a slanted line upwards where values continue to change, usually upwards, making the time to buy, always now! Because as markets continue to appreciate, the properties are typically more in value next year than they were the year before.

 

Where this can be a variable is when the quantity of inventory exceeds the volume of sales and people need to move. In order to be noticed above the masses, a seller will reduce their price until they get an offer. Currently this is prevalent in the multi-family markets due to the increase in inventory.. The usual absorption rates of inventory in multi-family dwellings has been affected by the Florida state law, requiring condo developments to have 10% in reserves as in the past many associations have delayed maintenance on needed repairs, (Which was seen in the condo building collapse in Surfside, Florida. In addition, state law now requires regular inspections of condo buildings and the results of these inspections to be available to a condo purchaser.
