Here’s what surprises most buyers: the friendly agent in the builder’s model home works for the builder — not for you. Their job is to represent the builder’s interests and get the best result for the builder. When you bring your own agent, you have someone on your side for the entire process.
And it costs you nothing. In almost every new-construction community, the builder pays your agent’s commission — the price of the home is the same whether you bring an agent or not. So there’s really no reason to walk in unrepresented.

Buying new construction: what to know first
- Bring your agent on visit #1. It protects your representation and costs you nothing.
- The base price is rarely the final price. Lot premiums, upgrades, and design-center selections add up fast — budget for them.
- Incentives are often more negotiable than price. Builders may prefer to offer closing-cost credits, rate buy-downs, or free upgrades over cutting the sticker price.
- Get an independent inspection. New doesn’t always mean flawless — a third-party inspection catches issues while everything is still under warranty.
- Read the contract carefully. Builder contracts favor the builder. We’ll walk through it with you before you sign.

Do I need a real estate agent to buy a new construction home?
You’re not required to, but it’s strongly in your interest. The agent in the builder’s model home represents the builder. Having your own agent gives you independent advice and representation through negotiation, contracts, inspections, and closing — usually at no cost to you, because the builder pays the commission.
Does using an agent make a new construction home cost more?
