Market Update

Every time a home is sold it impacts the economy in so many industries. Think furnishings and moving just to name two. New listings are nearing pre-pandemic levels, but still on the low side. This has added to total inventory and is giving home buyers more variety. Migration into Southeast Florida remains strong with New York, New Jersey, and California as the market’s top feeder states. According to Freddie Mac, the 30-year fixed-rate mortgage averaged 6.88% as of April 11. That’s up from 6.27% one year ago. Cash sales are slightly stronger than last year. Beginning this month we will be changing the months of inventory to a normal market supply which is calculated within a 6 month period. This brings you a realistic picture of the current real estate marketplace.
